Brownfield's Housing: A Mid-Century Town

Brownfield was laid out in 1903 and won the Terry County seat in 1904. The railroad arrived in 1917 and oil production followed, and the town grew from 1,207 residents in 1930 to 10,286 in 1960. Much of its housing went up during that growth and the two decades after it. Census estimates for 2020 to 2024 put about 43 percent of Brownfield homes before 1960, including roughly 26 percent in the 1950s alone, and another 35 percent in the 1960s and 1970s, while only about 9 percent have been built since 2000.

That means most Brownfield houses are somewhere between 45 and 75 years old. At that age, roofs are on their second or third round, original panels and wiring are undersized for modern loads, galvanized supply lines are often scaled close to shut, and the kitchens and baths are usually due for a full remodel rather than a refresh.

Sandy Ground, Blowing Dust, and Brownfield Foundations

The Handbook of Texas describes Terry County as level land broken by draws and playas, with sandy loam soils, and that sand behaves differently from the heavier clay loams around Lubbock. Sandy soil generally shrinks and swells less, so the dramatic seasonal slab movement common in parts of Lubbock tends to be milder here, but that is not immunity. Clay layers, caliche, poor drainage, and especially a leaking drain line under an older slab still cause settlement.

Sandy ground also means blowing dust and sand in spring wind events. It is hard on exterior paint and window seals, it loads HVAC filters fast, and it finds every gap around old doors and windows. Tight weatherstripping, updated windows, fresh exterior paint, and HEPA filtration, which captures 99.97 percent of particles at 0.3 microns, make an older Brownfield house far easier to keep clean.

Brownfield Water and City Permits

Brownfield is a member city of the Canadian River Municipal Water Authority, entitled to about 500 million gallons a year. Under a contract with the City of Lubbock, that raw water is treated at a Lubbock-owned filter plant, and Brownfield keeps 14 Ogallala Aquifer wells as a backup supply. That puts the town on the same lake and aquifer water that makes up much of Lubbock's supply, so expect hard water and test to confirm: a whole-house softener protects new fixtures and water heaters, and a reverse osmosis unit handles drinking water.

Permits inside city limits run through the City of Brownfield's Inspection Department, which inspects residential construction for compliance with the building, electrical, plumbing, and mechanical codes. You fill out the city's permit information form and bring it to the city inspector, and a contractor pulling a first Brownfield permit must complete the city's contractor paperwork and keep insurance or bond and licenses current. It is fair to ask any out-of-town contractor, including us, whether that paperwork is on file before the job starts.

  • Bathroom and kitchen remodels, including replacing galvanized supply lines and adding a softener.
  • Roof replacement after hail or wind, with Class 4 shingles priced for the insurance discount.
  • Slab leak and foundation repair, followed by the drywall and trim work the movement left behind.
  • Exterior painting, window replacement, and weatherproofing for houses that take the brunt of blowing sand.

Brownfield questions

Where does Brownfield's water come from?

Brownfield is a member of the Canadian River Municipal Water Authority, and its raw water is treated at a City of Lubbock filter plant under contract, with 14 city wells in the Ogallala Aquifer as backup. Expect hard water from that lake and aquifer supply, and test your tap before sizing a whole-house softener or a reverse osmosis unit for drinking water.

Do Brownfield homes have the same foundation problems as Lubbock?

Often milder, but not absent. Terry County's soils run to sandy loam, which generally shrinks and swells less than the heavier clay loams around Lubbock. Clay layers, poor drainage, and especially leaks under older slabs still cause settlement, so cracks at door corners, sticking doors, or sloping floors deserve a free foundation inspection before they grow.

How do building permits work in Brownfield?

Inside city limits, the City of Brownfield's Inspection Department handles permits and inspections for building, plumbing, electrical, and mechanical work. You fill out the city's permit information form and bring it to the city inspector, and contractors pulling their first Brownfield permit must file the city's contractor paperwork with current insurance or bond and licenses. Confirm fees and requirements with the city.
