A Young Housing Stock That Keeps Growing

Wolfforth was a farm town of 597 people in 1960 and 2,554 in 2000, and the 2020 Census counted 5,521. Census estimates for 2020 to 2024 put the median Wolfforth home at about 2006, with roughly 44 percent of houses built in 2010 or later and another 13 percent in the 2000s. Most of the older houses date from the 1970s and 1980s, about 27 percent of the total, and almost nothing here predates 1960.

The growth is not slowing. New subdivisions such as Harvest and The Overlook at Alcove have been moving final plats through the City of Wolfforth's Planning and Zoning Commission through 2025 and 2026. Frenship ISD, headquartered on 7th Street in Wolfforth, serves more than 12,000 students on 16 campuses, and its demographers project about 18,500 more occupied homes inside the district over the next decade.

What Young Wolfforth Homes Need

A house built in the last 15 years has a different set of problems than a 1950s one, and they tend to show up on a predictable schedule. These are the ones we look for:

  • Drainage and grading. Yards settle, flower beds get built up against the slab, and downspouts dump next to the foundation. On clay soil that is how early slab movement starts, and correcting grading and gutters costs far less than piers.
  • Early cracks. Some shrinkage cracking in a new driveway or garage floor is normal. Diagonal drywall cracks at door corners, or doors that stop latching, deserve a free foundation inspection before they grow.
  • Builder-grade finishes. Laminate counters, basic tile, and entry-level fixtures are the usual first upgrades, along with a patio or outdoor kitchen on a bare backyard.
  • A first roof. Spring hail from April through June is the usual reason a young Wolfforth roof gets replaced, and a Class 4 impact-rated shingle is worth pricing when it does.
  • Systems the builder skipped. Smart home wiring, whole-house water treatment, and better air filtration are far easier to add during a remodel than to retrofit one room at a time.

Wolfforth Water: Ogallala Wells, Lubbock Water, and an EDR Plant

Wolfforth's city water comes from two supplies. The City has 20 active wells pumping Ogallala Aquifer groundwater, and a 2022 agreement with Lubbock adds at least 500,000 gallons a day of treated water. All of it is sent to the city's electrodialysis reversal (EDR) plant, which went online in 2017 and uses low-voltage direct current and membrane stacks to pull dissolved minerals out of the water.

That treatment is why Wolfforth tap water is not the same as Lubbock's, and why you should test yours before buying a softener sized for Lubbock hardness. The city's 2025 water quality report lists fluoride at 2.24 milligrams per liter, just above the 2.0 level that requires a public notice and below the 4.0 federal limit, and it notes that home treatment units can remove fluoride. If that matters to you, an under-sink reverse osmosis system is the usual answer, and it fits naturally into a kitchen remodel or into a new home alongside the rest of our healthy living systems.

Permits, Lots, and Scheduling in Wolfforth

Inside city limits, the City of Wolfforth requires permits for new construction, additions, and remodels, and it accepts permit applications online only, through its public portal. Since October 2024 the city has built to the 2021 International codes and the 2020 National Electrical Code. Permits are good for 180 days, and inspections requested by 5 p.m. are scheduled for the next business day, with same-day inspections only for emergencies on occupied homes.

If you are buying a lot to build on, read the deed restrictions before you close. Restrictions commonly set minimum square footage, masonry percentages, and roof pitch, and some new developments only sell lots packaged with their own builder's house, which decides whether you can bring your own builder at all. We serve Wolfforth from Lubbock, a 15 to 20 minute drive, so a project here runs on the same schedule as one in southwest Lubbock.

Wolfforth questions

Do I need a permit to remodel a house in Wolfforth?

Yes, for most real remodeling. The City of Wolfforth requires permits for new construction, additions, and remodels, accepts applications online only through its public portal, and inspects to the 2021 International codes and the 2020 National Electrical Code. Permits last 180 days, and inspections called in by 5 p.m. are scheduled for the next business day.

Does Wolfforth have hard water like Lubbock?

Not exactly. Wolfforth blends Ogallala well water with treated water bought from Lubbock and sends all of it through an electrodialysis reversal plant that strips out dissolved minerals, so your hardness can differ from Lubbock's. Test your tap before sizing a softener. The city's 2025 report lists fluoride at 2.24 milligrams per liter, which an under-sink reverse osmosis system reduces.

Can you build a custom home on a lot in a new Wolfforth subdivision?

Often, but check first. Some new developments only sell lots packaged with their own builder's house, and most carry deed restrictions on square footage, masonry, and design. If the lot is open to outside builders, we handle new construction from plans through finish and can build in whole-house water treatment, HEPA filtration, and smart home wiring from the start.

How far is Wolfforth from Lubbock?

About 12 road miles from downtown Lubbock, southwest on US-62/82, the Marsha Sharp Freeway, or roughly 15 to 20 minutes. We serve Wolfforth from Lubbock, so estimates, site visits, deliveries, and inspections run on the same schedule as a job in southwest Lubbock.
